When people search for SIP panel kits UK, they are usually trying to compare two very different things: a basic panel-only supply and a properly thought-through SIP kit. The headline price can look similar, but the actual scope can be completely different.
This guide explains what should be checked before you compare quotes, especially for garden rooms, extensions, annexes, pods and self-build projects.
Start with the SIP shell
The first thing to confirm is whether the quote includes the actual SIP shell you need. That normally means SIP wall panels, SIP roof panels and, where required, SIP floor panels. Some garden room kits are sold as walls and roof only, with the floor sold separately. That is fine as long as it is clear before you order.
At UltraSIPs, the specification should be clear on the product or quote: panel thickness, insulation type, whether a floor is included, and whether the price is for a standard kit or a project-specific build.
Check splines, fixings and timber
A SIP kit is not just boards. You should check whether the quote includes splines, fixings, timber pack and membrane. These items can make a meaningful difference to the real project cost.
- Splines: used to connect SIP panels together.
- Fixings: needed for the panel connections and assembly details.
- Timber pack: often used for perimeter, roof, floor and opening details. UltraSIPs supplies timber uncut unless stated otherwise.
- Breather membrane: helps protect the outside of the SIP shell before the final exterior finish.
If these items are excluded, the kit may still be valid, but the customer needs to know what else must be sourced before the build starts.
Roof covering is separate from the SIP roof
A SIP roof panel is the structural insulated roof deck. It is not automatically the finished waterproof roof covering. For many flat and pitched SIP roofs, EPDM may be suitable and can be included as a separate line item where selected.
Rooflights, trims, penetrations, unusual upstands and site-specific flashing details should always be reviewed before the final order is confirmed.
Delivery and unloading should be clear
Delivery can change depending on panel count, panel size, timber length and total weight. A small garden room may fit on a van, while a larger kit can require a rigid vehicle or articulated curtainsider.

Do not compare quotes unless the exclusions are clear
Common exclusions include windows, doors, cladding, plasterboard, electrics, plumbing, foundations, structural calculations, Building Control fees and installation. A good quote should make those exclusions obvious.
If you are comparing a cheaper quote against a more complete SIP kit, ask for the same scope from both suppliers before making a decision.
