SIP Panels for Garden Rooms: What You Actually Get in a Kit

Garden room SIP kits can vary a lot. This guide explains walls, roof panels, floors, fixings, splines, membrane, EPDM and delivery assumptions.

SIP panels are popular for garden rooms because they create a warm, rigid shell quickly. But not every garden room kit includes the same items, so it is important to understand what you are buying before comparing prices.

Walls and roof are the core of the kit

Most SIP garden room kits include SIP wall panels and SIP roof panels. These create the main insulated shell. On smaller standard garden room products, the supplied panel thickness may be different from larger custom builds, so always check the stated specification.

UltraSIPs product pages and quotes should make clear whether the kit is using 96mm, 122mm or another thickness. Higher thicknesses are available where needed.

Floors are not always included

A SIP floor is useful where the building needs an insulated floor cassette, but it is not always required. If you already have a suitable slab, timber base or ground system, the floor may be specified separately.

For this reason, some garden room kits are priced as walls and roof only, with the floor available at additional cost if needed.

Fixings, splines and membrane matter

A usable kit should be clear about splines, fixings and waterproofing membrane. These are not exciting items, but they are important for assembly and weather protection before the external finish goes on.

  • Splines help connect panels.
  • Fixings secure the SIP shell.
  • Breather membrane protects the outside of the shell while cladding or other finishes are completed.

EPDM roof covering is an option, not the SIP roof itself

The SIP roof panel is the insulated deck. EPDM is the roof covering that waterproofs the roof surface. If EPDM is selected, the quote should show it separately so you can see what is being allowed for.

Rooflights, unusual penetrations and complex upstands may still need manual review.

Windows, doors and cladding are usually separate

Many customers already have a preferred door, bifold supplier, cladding choice or finishing style. For that reason, UltraSIPs normally keeps windows, doors, cladding and internal finishes separate unless they are specifically included in the quote.

Delivery depends on size and weight

Delivery is not just a postcode calculation. The panel sizes, panel count, timber length, total weight and vehicle size all matter. A small kit may be straightforward; a larger kit may need a larger vehicle.

Unloading is handled by the customer unless a separate offload service is arranged. If access is restricted or you need assistance, tell us before ordering.
